Business

Sanki Engineering Co., Ltd. is a comprehensive facilities engineering company established in 1949 and listed on the Tokyo Stock Exchange Prime Market. Its core building facilities business handles building HVAC and sanitation, industrial air conditioning, electrical facilities, and facility systems, with semiconductor plants, data centers, and large-scale redevelopment projects as major customers. The machinery systems business manufactures and sells conveyance systems and conveyance equipment, while the environmental systems business handles the design, construction, and operation of water supply, sewerage, and waste treatment facilities for government agencies. The real estate business generates stable income through the leasing and management of owned properties. The group includes 8 consolidated subsidiaries and has overseas operations in Thailand, China, and Austria. Net sales for FY2025 were ¥254,674 million.

Business Model

Most revenue is recognized on a percentage-of-completion basis under equipment installation contracts. Many large projects span several years from order receipt through construction to completion, and the carried-forward order backlog of ¥250,794 million (as of the end of FY2025) underpins revenue for future periods. In the Building Equipment business, the ratio of negotiated (non-competitive) orders is high at 70.4%, and ongoing relationships with customers support revenue stability. In the Environmental Systems business, the company also pursues long-term operation contracts under the DBO scheme, aiming to secure stock-type recurring revenue.

Company Strengths

The consolidated backlog at the end of FY2025 stood at ¥250,794 million, up 19.0% year on year. The Building Equipment segment alone reached ¥204,165 million (up 32.1% year on year), including multiple large-scale projects scheduled for completion between 2027 and 2030, such as the Shinagawa Station west exit redevelopment, the air-conditioning renewal at the Bank of Japan head office, and Kioxia's Iwate No. 2 fabrication building. Revenue visibility for the coming periods is extremely high.

The negotiated (sole-source) order ratio in the Building Equipment segment rose to 70.4% in FY2025, up from 66.8% in the prior fiscal year. Negotiated orders are contracts awarded without competitive bidding, reflecting the company's long track record of execution and relationships of trust with clients. It continues to receive repeat designations from major general contractors and business owners in growth areas such as semiconductors, data centers, and large-scale redevelopment projects.

The Building Equipment segment's operating margin improved 3.4 percentage points, from 9.8% in FY2024 to 13.2% in FY2025. Consolidated operating margin also rose, from 8.6% to 11.0%, with FY2025 marking record highs at every profit stage. Contributing factors included profit-improvement measures at both the order-taking and construction stages, thorough enforcement of internal control processes, and strengthened relationships with subcontractors through full cash-basis payments.

ENVALITH's Perspective

The operating margin for FY2026 (ending March 2026) improved significantly to 11.0% (from 8.6% in the prior period), and the gross profit margin also rose to 22.0%. While the results of the company's own efforts—order selection and enhanced construction management—deserve credit, it cannot be denied that, as an external factor, robust demand for industrial air conditioning for semiconductor plants and data centers also supported the receipt of large-scale, higher-margin projects. The ability to maintain margins once private-sector capital investment cools will serve as a litmus test for the true worth of the structural improvement.

The Mechanical Systems segment posted a segment loss of ¥918 million in FY2026 (ending March 2026), widening from a loss of ¥614 million in the prior period. Due to increasing uncertainty around BEV-related investment, the order environment for logistics equipment for secondary battery manufacturing facilities—a focus area—has been challenging, with orders received falling 23.9% year on year to ¥8,324 million. Although the segment's contribution to overall group profit is limited, continued widening of losses could increase pressure to review the business portfolio.

The company's forecast for FY2027 (ending March 2027) calls for net sales of ¥260,000 million and operating profit of ¥29,500 million (operating margin of 11.3%), meaning the margin target has already been achieved at the forecast level. On the other hand, achieving the net sales target of ¥300,000 million would require approximately 15% additional growth beyond the FY2027 (ending March 2027) forecast. External factors such as continued escalation of labor and materials costs, concerns over materials procurement stemming from the situation in the Middle East, and the risk of schedule delays on large-scale projects could delay revenue recognition, making the size of the carried-forward order backlog key to achieving the net sales target.

Growth Strategy

Medium-Term Management Plan 2027, centered on the themes of "deepening and co-creation," targets net sales of ¥300,000 million and an operating margin of 10% in FY2027 (ending March 2027).

The company continues to strengthen its capture of large-scale construction orders for semiconductor manufacturing plants, data centers, and metropolitan redevelopment projects. In FY2026 (ending March 2026), orders received in the Building Systems business rose to ¥262,480 million (up 20.1% year on year), with the order backlog building up to ¥204,165 million (up 32.1% year on year), providing high visibility for next-period sales. Profitability improvement continues through strengthened order screening and construction management.

The company is capturing demand for automation and labor-saving solutions driven by labor shortages, and strengthening its system for winning new large-scale projects, including a major reorganization plan for logistics facilities related to international airports in the greater Tokyo metropolitan area. It is also pursuing development of new fields to offset demand for secondary batteries affected by uncertainty over BEV investment. In FY2026 (ending March 2026), the loss widened to ¥918 million, making an early return to profitability a key challenge.

Under Medium-Term Management Plan 2027, the company has set a dividend policy targeting a dividend on equity (DOE) ratio of 5.0% or higher. In FY2026 (ending March 2026), the annual dividend was ¥195 (pre-split), with a payout ratio of 42.3% and a DOE of 8.8%, substantially exceeding the policy target. The plan also calls for share buybacks of approximately 4 million shares during the plan period, and in FY2026 (ending March 2026) the company conducted share buybacks totaling ¥4,999 million.

In May 2026, the company acquired 40% of the issued shares of ES Matrix, a Malaysian facilities construction company, making it an equity-method affiliate. The aim is to enter the Malaysian electrical and electronics industry market and develop overseas human resources, thereby expanding overseas sales and profits. In the Environmental Systems business, the company is also promoting domestic and overseas capital investment to expand overseas sales of its energy-saving diffuser system,

The company is promoting operational efficiency through the development of flexible duct construction robots, multi-function measurement robots, and software that automatically generates 3D models from 2D drawings, "S-TRANDIM™." It is moving its "Smile Project" workstyle reform initiative into Phase 2 (fundamental review of business processes and utilization of automation and digital technologies) to address engineer shortages and working-hour constraints.
