Business
Lib Work Co., Ltd. is a detached-housing company based in Yamaga City, Kumamoto Prefecture. It uses digital marketing—leveraging portal sites such as "e-tochi net" and a YouTube channel with over 150,000 subscribers—to hold down customer acquisition costs while offering cost-effective housing. In addition to its core construction contracting and real estate sales businesses, the company operates a detached-housing platform business comprising the SaaS-based housing plan proposal service "My Home Robo" and an IP licensing business, as well as a 3D-printed housing business using soil as the main raw material. Operating through a five-company group that includes four consolidated subsidiaries (Takue Home, Konokuni Mokuzai Kogyo, Lib Service, and others), the company is expanding its business primarily in the Kyushu and Kanto regions. Its main customers are general consumers (purchasers of custom-built and speculative homes) as well as construction companies and builders nationwide.
Business Model
Main revenue sources are the construction contracting business (net sales of ¥10,510 million in FY2025) and the real estate sales business (¥4,546 million). The company suppresses customer acquisition costs through digital marketing while pursuing higher value-added products through cross-industry collaboration items (Muji, niko and..., etc.). In addition, it is building up stable, high-gross-margin subscription-type revenue through the SaaS platform for construction companies "Mai Home Robo" and the IP licensing business, promoting diversification of its revenue structure. The vertically integrated SPA model with Kounokuni Mokuzai Kogyo also generates cost-reduction synergies.
Company Strengths
Operates a diverse range of proprietary portal sites such as "e-Tochi Net" and "e-Hiraya Net," the web media "Lib Times," and the YouTube channel "Lib Work ch" (with over 150,000 subscribers). Digital customer acquisition suppresses advertising expenses, enabling the provision of highly cost-effective housing.
Offers numerous cross-industry collaboration products, including MUJI House, niko and... EDIT HOUSE, Afternoon Tea HOUSE, and Saishunkan Pharmaceutical's House. These unique brand concepts and value-added offerings contribute to expanding the customer base and improving gross margins. The company is also pursuing horizontal expansion through IP licensing to local builders and contractors nationwide.
Kounokuni Lumber Industry (Yamaga City, Kumamoto Prefecture), which became a consolidated subsidiary in July 2023, handles everything from timber procurement to processing and sales in an integrated manner. In FY2025, synergies from the vertically integrated SPA model began to materialize, and operating profit improved to ¥833 million, up 68.1% year on year, even amid rising costs for housing materials and labor.
ENVALITH's Perspective
Performance Trend
From FY2021 to FY2025, revenue expanded from ¥9,404 million to ¥16,005 million, and FY2025 operating profit reached a record high of ¥833 million. However, cumulative results for the first nine months of FY2026 (ending March 2026) show a sharp deterioration: revenue of ¥9,506 million (down 16.5% year-on-year), an operating loss of ¥114 million, an ordinary loss of ¥303 million, and a quarterly net loss of ¥267 million. The primary cause is a delay in revenue recognition timing due to postponed building confirmation applications and construction starts in response to the revised Building Standards Act, which took effect in April 2025. As an external factor, weakening housing demand has also been a headwind, with new housing starts in FY2025 falling to 711,171 units (down 12.9% year-on-year), the first decline in two years. A valuation loss of ¥188 million on crypto assets also widened the ordinary loss. The full-year forecast remains unchanged at revenue of ¥15,000 million and operating profit of ¥500 million, which presupposes a significant concentration of revenue in the fourth quarter.
Growth Strategy
Transformation into a detached-housing platformer and structural transformation of the housing industry through 3D-printed AI housing
Promoting in-house sourcing and processing of timber through the consolidation of Koh no Kuni Mokuzai Kogyo as a subsidiary, along with in-house handling of key construction trades. Despite an external environment of persistently high building material and labor costs, the company has maintained a gross profit margin of 30% or more for custom-built homes on a cumulative basis through Q3, functioning effectively as a cost management model.
Reservation sales began in January 2026 for Japan's first 3D-printed house made primarily of soil. Cumulative inquiries since the announcement have exceeded 1,500, attracting strong interest both domestically and internationally. A new discount coupon has been introduced as a shareholder benefit to expand awareness and promote sales. Global expansion is also being considered.
Takuei Home, which operates a built-for-sale housing business in Yokohama City, Kanagawa Prefecture, will be absorbed via merger effective June 1, 2026. By unifying management lines and management resources, the company aims to accelerate decision-making and expand market share in the Kanto region in both custom-built and built-for-sale housing.
Continuing to promote digital marketing initiatives focused on acquiring high-probability prospective customers, thereby reducing the cost per site visit and improving visit conversion rates. Efforts are also underway to improve sales and design operational efficiency through the use of DX and AI. The accumulation of high-margin subscription-based revenue from the housing platform business (such as MyHome Robo) also continues.
