Business Details
Operates three company-operated bases: BESS Tama (Akishima City, Tokyo), BESS Fujisawa (Fujisawa City, Kanagawa), and BESS Kisarazu (Kisarazu City, Chiba). The core business is BESS Planned Housing (Log Houses, etc.) New Construction Contracting through direct construction prime contracts with customers, while also operating a BtoB Business (Specialty Construction Business) handling non-residential construction such as resort facilities and childcare facilities, real estate brokerage and sales, Villa Timeshare sales and operation management, and Maintenance & Renovation Work. Accounts for 35.7% of consolidated external customer sales (full year FY2026, ending March 2026).
Recent Overview
Both sales and profit declined year on year, but the contract backlog at period-end increased significantly
For the full year FY2026 (ending March 2026), segment sales were ¥3,810 million (down 14.6% year on year), and segment profit was ¥319 million (down 22.5%). This was affected by the lengthening review period for building confirmation applications and insufficient orders in the first half. On the other hand, order recovery in the second half led to a substantial increase in the contract backlog carried to the next period, reaching ¥4,486 million (versus ¥3,290 million at the end of the prior period). BESS Kisarazu opened as the third base in April 2025, and the lodging business started there in December 2025. BtoB collaboration based on the capital and business alliance with Asahi Kasei Homes is also being promoted.
Key Products
Growth Drivers
- Expansion of sales bases in the Tokyo, Kanagawa, and Chiba region and development of the lodging experience business through BESS Kisarazu (opened April 2025)
- Strengthened collaboration in the BtoB (Specialty Construction Business) domain through the capital and business alliance with Asahi Kasei Homes (including collaborative projects with Asahi Kasei Real Estate Residence)
- Scale expansion through the renaming of the Specialty Construction Business to "BESS ARCHITECTS" (April 2026) and the launch of sales of the "BESS Resort Package"
- Market development in the BtoB business through the introduction of new products such as "wooden multi-family housing for rental terrace houses"
- Accumulation of future sales through the contract backlog carried to the next period of ¥4,486 million (up 36.4% from the end of the prior period)
- Strengthened brand messaging as a new flagship store through the planned relocation and renewal of the BESS Tama showroom (planned during FY2027, ending March 2027)
Risks
- Decline in customer draw in central Tokyo following the closure of BESS MAGMA (March 2025)
- Order fluctuation risk in the BtoB Business (Specialty Construction Business) (down 12.2% year on year for full-year FY2026, ending March 2026)
- Risk of delayed construction starts and lagged sales recognition due to the lengthening review period for building confirmation applications
- Profit margin pressure from rising construction costs (increases in building materials, transportation costs, and labor costs)
- Contraction of the housing market, including the continued decline in new housing starts (down 12.9% year on year for April 2025 to March 2026)
- Risk of a shrinking order pipeline due to a decline in new LOGWAY visitor numbers (down 17.3% year on year in FY2026, ending March 2026)
