Business

RSC Corporation, founded in 1971, is a comprehensive building management service company listed on the Standard Market of the Tokyo Stock Exchange. It consists of two segments: the Comprehensive Building Management Service Business (approximately 92% of revenue), which provides integrated Security Guard Services, Cleaning Services, Office Services, and facility management to government offices, office buildings, hotels, hospitals, commercial facilities, and other clients; and the Human Resources Service Business, which handles Staffing Dispatch Business and Fee-Charging Employment Placement Business. The company has four consolidated subsidiaries (RSC Chubu, Yuwa Shoko, Clean Force, and RSC Security) and one equity-method affiliate, and operates primarily in the Tokyo metropolitan area, expanding into the Chubu and Kansai regions among others. With Sunshine City as a major client, it is a social infrastructure-type service company that captures demand from urban redevelopment and large-scale events.

Business Model

Revenue consists of two forms: "annual contracts" and "temporary contracts." Annual contracts represent stock-type revenue from continuous service provision such as security, cleaning, and facility management, forming a stable sales base. Temporary contracts are one-off projects such as event security, special cleaning, and renovation work, bringing additional revenue during large-scale events. As this is a labor-intensive business, personnel expenses are the main cost, and promoting price pass-through and optimizing staff allocation are key to improving profit margins.

Company Strengths

The company has been contracted to manage Sunshine City since its opening in 1978, and even in FY2026 (ending March 2026) this facility accounts for 16.3% of net sales (equivalent to ¥1,344 million on a ¥1,343,978 million basis). The comprehensive management system providing security, cleaning, and facility management in an integrated manner contributes to reducing clients' management costs and standardizing quality, forming the foundation for long-term continuous contracts.

The company acquired all shares of Yuwa Shoko Co., Ltd. in February 2023 and all shares of Clean Force Co., Ltd. in January 2025, strengthening its service supply capacity in the cleaning and construction domains. In September 2025, it newly established RSC Security Co., Ltd., specializing in Type 2 Security Guard Services, building capabilities for traffic control and crowd control security. The company continues to steadily expand its business foundation through a combination of M&A and new company establishment.

In November 2025, the company entered into a capital and business alliance agreement with SoftBank Robotics Corp., beginning joint development of next-generation security solutions combining AI and robotics technology with the company's own hospitality-oriented security capabilities. At

ENVALITH's Perspective

In FY2026 (ending March 2026), revenue from the Human Resources Service Business plummeted to ¥663 million (down 66.3% year on year), with segment profit falling to ¥13 million (down 88.8%). While this is attributed mainly to the reversal from a large anniversary event project in the prior period, it has also exposed a structural issue: the lack of a stable supply framework amid difficulty in recruitment. No fundamental recovery in this business is anticipated in the FY2027 (ending March 2027) forecast either, and its contribution to overall company performance is expected to remain limited.

The consolidated earnings forecast for FY2027 (ending March 2027) calls for revenue of ¥8,392 million (up 1.9% year on year), but operating profit of ¥117 million (down 46.2%) and net income attributable to owners of the parent of ¥68 million (down 51.4%), representing a substantial profit decline. This is attributed mainly to upfront investment in AI/robotics and back-office DX, but the timing and scale of the resulting benefits remain unclear. With the dividend payout ratio rising to 50.1% (FY2026, ending March 2026), the profit compression raises concerns over the sustainability of shareholder returns.

The Comprehensive Building Management Service Business expanded steadily in FY2026 (ending March 2026), with revenue of ¥7,569 million (up 10.0% year on year) and segment profit of ¥669 million (up 6.8%). However, the company-wide operating margin remained low at 2.6% (versus 3.4% in the prior period), as price pass-through has not been sufficient to fully offset rising labor and property costs. Amid a continuing tight labor market and wage-increase pressures in the external environment, a sustained improvement in profit margin will be difficult without improving the cost structure, and the effectiveness of DX investment in raising productivity is now being tested.

Growth Strategy

Promoting the expansion of one-stop building management business scale through a dual approach of AI/DX utilization and M&A/alliances

Formulated new medium-term management plan "RSC Challenge 2030" with FY2027 (ending March 2027) as its initial year. Aims to become No.1 in the industry in terms of proposal capability and execution capability through promoting business DX via active adoption of AI and robotics, and company-wide deployment of "DX that empowers people." In the initial year, in addition to investment in AI and robotics, the company plans to also work on back-office DX.

Entered into a capital and business alliance agreement with SoftBank Robotics as of November 14, 2025. Jointly deploying next-generation security solutions that combine cutting-edge AI and robotics technology with the company's own hospitality-oriented security capabilities, aiming to resolve labor shortage issues and improve the safety of social infrastructure. The company also has a track record of deploying the security robot "cocobo."

Established RSC Security Co., Ltd., specializing in traffic control security and crowd control security (Type 2 security), in September 2025, and made it a consolidated subsidiary. The company is expanding its scope of operations centered on event security services, and aims to improve recruiting and order-taking capabilities through strengthened collaboration with the parent company. It has already completed security services for large-scale events including Expo 2025 Osaka, Kansai and the Marunouchi area.

Continuing to revise contract rates at existing business locations in order to appropriately pass through rising labor and property costs. Aims to improve profitability in combination with optimization of staffing allocation. Segment profit of the Comprehensive Building Management Service Business is on an improving trend, reaching ¥669 million (+6.8% year on year) in FY2026 (ending March 2026).

RSC Chubu has received orders for security services related to the construction of the athletes' village for the Asian Games and Asian Para Games, scheduled to be held from mid-September 2026. Yuwa Shoko also posted a year-on-year increase due to receiving orders for large-scale new construction projects. The company will continue to acquire projects by leveraging the region-focused sales capabilities of each group company.
