Business

Nifty Lifestyle Co., Ltd. operates a "Behavioral Support Service Business" across two axes: the LIFE STYLE domain and the WORK STYLE domain. In the LIFE STYLE domain, the company operates "Nifty Fudousan" (Nifty Real Estate), which allows batch searches across approximately 14 million property listings; "Gaiheki Tosou no Madoguchi" (Exterior Wall Painting Consultation Counter), one of Japan's largest exterior wall painting platforms operated by its subsidiary Doors; and "Nifty Onsen" (Nifty Hot Springs), which lists information on approximately 22,000 hot spring facilities nationwide. In the WORK STYLE domain, the company provides the ad feed management SaaS "DFO (Data Feed Optimization)" as well as SEO Consulting through its subsidiary GiRAFFE&Co. Annual cumulative users reach approximately 100 million, and the company has achieved record-high revenue for eight consecutive fiscal periods since its founding.

Business Model

In the core Nifty Fudousan business, the company earns revenue as referral fees paid by major real estate portal operators, including Recruit Co., Ltd. (37.9% of net sales) and LIFULL Co., Ltd. (14.2% of net sales), for directing traffic to their platforms. Nifty Onsen monetizes through facility listings, experience-based advertising, and electronic ticket sales. DFO (Data Feed Optimization) operates on a SaaS-based monthly subscription model. Gaiheki Tosou no Madoguchi, which obtained a general construction business license in September 2025, is expanding its business domain beyond matching fees into general contracting services for renovations, diversifying its revenue structure.

Company Strengths

Nifty Fudousan boasts approximately 100 million total annual users and roughly 14 million listed properties, and possesses one of the largest domestic client bases built on the trust accumulated through over 20 years of business operations. The Nifty Fudousan app surpassed 10 million cumulative downloads in June 2023 and has also received the Good Design Award through continuous UI/UX improvements.

The company possesses a technology infrastructure supported by its in-house development organization, including duplicate property matching processing, high-speed data processing through a proprietary search system, and recommendation functions utilizing generative AI. The combination of user attribute data and client data creates a structure that enables the acquisition and referral of users with high conversion probability.

As of the end of FY2026 (ending March 2026), the outstanding balance of borrowings was zero, and the company held cash and deposits of ¥4,721 million. Operating cash flow generated ¥1,126 million, and despite paying out ¥317 million in dividends and ¥45 million in share buybacks, period-end funds increased by ¥539 million. The company has high financial flexibility and retains investment capacity for XPANSION into M&A and alliances.

ENVALITH's Perspective

In FY2026 (ending March 2026), cost of sales decreased by ¥214 million year on year, improving the gross margin to 76.6%. While there were external tailwinds such as the continued uptrend in real estate prices and the internet advertising market's 10.8% year-on-year growth, surpassing ¥4 trillion for the first time, it can be judged that the company's own efforts—improvements in UI/UX and increased customer referrals through generative AI utilization—were the main drivers of the margin improvement. The forecast for FY2027 (ending March 2027) also anticipates maintaining an operating margin of around 22.7%, and the sustainability of earnings warrants attention.

The annual dividend for FY2026 (ending March 2026) was ¥59 (an 84% increase from ¥32 in the previous period), with a payout ratio of 48.2%, approaching the mid-term management plan's target of around 50%. The company also conducted its first share buyback, worth ¥45 million. On the other hand, against the mid-term management plan's target of ¥12,000 million in net sales for FY2030 (ending March 2030), actual results were ¥5,238 million in FY2026 (ending March 2026) and are forecast at ¥5,790 million for FY2027 (ending March 2027), meaning sales would need to more than double in the remaining four years—the high difficulty of achieving this plan continues to warrant close monitoring.

While the internet advertising market is on an expansionary trend, the rapid adoption of generative AI is transforming consumer information-gathering behavior, posing a risk that customer acquisition for existing portal-type platforms could be affected over the medium to long term. The company is advancing efforts such as enhancing recommendation functions utilizing generative AI and actively responding through GiRAFFE&Co., but the pace of change in the external environment is rapid, and the skill of its response could significantly affect future performance. It should also be noted that the risk of revenue concentration among specific business partners remains at an elevated level.

Growth Strategy

Aiming for net sales of ¥12,000 million in FY2030 (ending March 2030) through expansion of both the LIFE STYLE and WORK STYLE domains and utilization of M&A

Expanding app downloads and referral volume by enhancing recommendation features utilizing generative AI and through continuous UI/UX improvements. Enhanced platform reputation, including receipt of the Good Design Award, has contributed to strengthened customer acquisition capabilities. For FY2027 (ending March 2027), plans call for continued sales expansion centered on the housing category.

Building on the general construction business license obtained in September 2025, the company is actively expanding its general-contractor renovation service for individuals, "Gaiheki Tosou no Madoguchi Reform Studio." The number of partner stores has grown steadily, and the company is working to establish a new revenue source in addition to matching fees.

Downloads of the renewed Nifty Onsen app have grown steadily, contributing to increased net sales. Going forward, the company aims to enhance the earnings contribution of the LIFE STYLE wellness category by strengthening its membership base and deepening value provision tailored to user attributes.

With a target of ¥12,000 million in net sales for FY2030 (ending March 2030), the company is actively pursuing business domain expansion in both the LIFE STYLE and WORK STYLE domains, along with M&A and alliances. In the plan's first year (FY2026, ending March 2026), both sales and profit targets were achieved, and the company advanced the building of its business foundation together with investment in human capital and internal environment development.

Based on the medium-term management plan, the company has set a target dividend payout ratio of 50%. In FY2026 (ending March 2026), it implemented a substantial dividend increase to an annual dividend of ¥59 (payout ratio of 48.2%) and conducted its first-ever share buyback (¥45 million). For FY2027 (ending March 2027), an annual dividend of ¥64 (projected payout ratio of 48.9%) is planned.
