Business

Kitakei Co., Ltd. is a specialized trading company for housing materials, founded in 1959. Its main customers are timber shops, building materials retailers, construction contractors, and homebuilders. The company handles a broad range of products, from building materials such as interior doors, flooring, plasterboard, insulation, and siding, to housing equipment such as system kitchens, unit baths, and solar power panels. In addition, sales with installation work arranged through partner companies (completed construction work value) account for 42.3% of net sales, a distinctive feature that gives the company a construction function beyond mere wholesaling. It also offers its private brand "KITAKEI" products, launched in 1978. Listed on the Standard Market of the Tokyo Stock Exchange.

Business Model

Based on a wholesale function that procures building materials and housing equipment from manufacturers and sells them to construction companies and housing companies, the company enhances value added by combining this with installation-inclusive sales (construction revenue of ¥24,953 million) arranged through partner contractors. A gross profit margin of 11.0% (FY2025) is set as a target metric, with profit margin management implemented through price pass-through and purchasing negotiations. The development and expansion of sales of original products (PB brands) is also positioned as a means of differentiation.

Company Strengths

In FY2025, total construction-attached sales (maker installation of ¥1,578 million plus completed construction work of ¥24,953 million) amounted to ¥26,531 million, accounting for approximately 45% of total net sales. Beyond simple wholesale distribution of building materials, the company's installation capabilities utilizing partner companies enable expansion into the non-residential and renovation markets.

The company began developing and selling private brand products in 1978, offering solid wood flooring and other products manufactured at overseas partner factories, as well as comprehensive building material products from domestic and overseas partner factories. It continues to develop differentiated products, such as SIAA-certified antibacterial and antiviral flooring. The transaction value in FY2025 was ¥2,259 million.

Cash and cash equivalents at the end of FY2025 stood at ¥11,103 million (down ¥745 million year on year). Against total assets of ¥27,849 million, net assets were ¥14,058 million (equity ratio of approximately 50%), reflecting high financial soundness and low reliance on interest-bearing debt. Funding is primarily covered by cash flows from operating activities and cash on hand.

ENVALITH's Perspective

For the interim period of FY2026 (ending November 2026), net sales were ¥29,741 million (down 2.2% year-on-year), operating profit was ¥390 million (down 9.8%), and interim net profit was ¥291 million (down 10.3%), with all metrics falling below the prior-year level. As an external factor, rising prices of construction materials, transportation costs, and labor costs have driven up housing prices, dampening homebuying sentiment, and new housing starts for owner-occupied and detached condominium housing have continued to decline year-on-year. Rising fixed interest rates are also weighing on demand recovery, and structural headwinds in the core market persist.

The full-year earnings forecast (net sales of ¥59,300 million, operating profit of ¥720 million, net profit of ¥560 million) remains unrevised. However, while the interim operating profit of ¥390 million represents a progress rate of 54.2% against the full-year forecast of ¥720 million, which appears solid at first glance, this falls short of the progress rate for the same period last year (¥433 million/¥713 million = 60.7%). The forecast assumes a recovery in the second half, and downside risk remains depending on the trends in housing starts and material prices.

The company is promoting growth measures such as expansion into the reform and renovation market, the non-residential market, and the sale of environmentally friendly products such as solar power generation systems and storage batteries, as well as strengthening construction capabilities. However, net sales for the current interim period still declined year-on-year. These new areas have not yet been sufficient to offset the decline in sales to the core new housing construction segment, and the timeline until the profit contribution from this diversification materializes in earnest remains a key point to monitor for investment decisions.

Growth Strategy

Diversifying the revenue base through non-residential markets, renovation, environmentally friendly products, and expanded construction capabilities

Leveraging its track record in construction-attached sales, the company is promoting expansion into markets outside new housing construction (renovation/remodeling and non-residential facilities such as commercial buildings) and developing new business partners. The aim is to diversify revenue sources to offset the structural headwind of declining new housing starts. This initiative continued in the current interim period, but has not been sufficient to offset the overall decline in sales.

Against a backdrop of growing interest in energy-efficient, environmentally friendly housing, the company is focusing on expanding sales of environmentally friendly products such as solar power generation systems and storage batteries. Rising demand for energy-efficient housing is providing a tailwind, and the company is seeking to differentiate itself by leveraging its own sales network and construction capabilities. This effort continued in the current interim period.

The company is further enhancing the construction capabilities within its construction-attached sales business to expand construction revenue and the scope of areas it can handle. By accelerating the shift from simple building materials wholesaling to an integrated construction-and-sales service model, it aims to increase added value and strengthen customer retention. This effort continued in the current interim period, although no quantitative progress has been disclosed.

In the new housing market, the company is deepening relationships with existing customers while simultaneously developing new business partners. This functions as a defensive measure to protect sales amid declining housing starts, but has not been able to fully offset the overall market contraction.
