Balnibarbi Co., Ltd. was founded in 1991 and listed on the Tokyo Stock Exchange Mothers market (now the Growth market) in 2015, operating as a restaurant and area development company. Under the theme "Delicious food, made more enjoyable, healthier, and more affordable," the company is built on two pillars: the Restaurant Business, which operates over 100 restaurants nationwide by leveraging "Bad Location" sites with low foot traffic as well as invitations from government bodies and developers; and the Estate Build-Up Business (EB Business), which generates profit by comprehensively developing regional areas such as Awaji Island and Izumo, starting from food, to enhance and monetize real estate value. The company has 13 consolidated subsidiaries and 2 non-consolidated subsidiaries, with net sales of ¥14,337 million for FY2025 (ending July 2025).

Business Model

In the Restaurant Business, the company combines Bad Location Strategy Stores with reduced rent and initial investment costs with favorable-condition stores invited as key tenants by major developers and government bodies, securing net sales of ¥13,032 million and segment profit of ¥546 million. In the Estate Build-Up Business, the company adopts a hybrid model that acquires and develops potentially valuable areas such as Awaji Island and Izumo, generating not only recurring revenue from restaurant and lodging operations but also one-time gains from the sale of revitalized real estate (in FY2025 (ended July 2025), properties were sold at several times their book value).

Company Strengths

By focusing on waterside and park-adjacent sites with low foot traffic, the company secures low rents and environments with little competition. This track record has led to invitations from developers and government bodies, enabling continuous acquisition of store openings under favorable conditions. As of the end of FY2025 (ended July 2025), the company operated 102 stores, including 38 Real Estate Developer Strategy Stores and 14 Government & Public Institution Strategy Stores.

The company has consistently received strong requests to open stores from government and public institutions, including Osaka City's "Suito Osaka Project," Kyoto Prefectural Botanical Garden, Nara City Tourist Center, Meijo Park, and the Kusatsu City Central Urban Area Revitalization Project, and holds a substantial track record of participation in public space revitalization projects. Public projects, which competitors find difficult to enter, form a stable pipeline of store openings.

At Frogs FARM ATMOSPHERE (Awaji Island Northwest Coast), the company made Enavi Deux, an SPC jointly established with NEC Capital Solutions, a wholly owned subsidiary in March 2025, reducing rent burden. In FY2025 (ended July 2025), real estate in the same area was sold for several times its book value, and unrealized gains in the area continue to increase. In March 2024, the company also achieved its first exit using an SPC involving the Kamome Slow Hotel.

ENVALITH's Perspective

Cumulative sales for the first nine months of Q3 FY2026 (ending July 2026) reached ¥11,085 million (up 5.3% year on year), maintaining growth, while operating profit fell sharply to ¥279 million (down 35.0% year on year) and ordinary profit dropped to ¥236 million (down 41.5% year on year). Progress toward the full-year forecast (operating profit of ¥740 million) stood at only 37.7% through the cumulative nine months, meaning ¥461 million in operating profit must be secured in the remaining single quarter (May to July). Although the business model is characterized by peak demand concentrated in Q4 during the summer season, the hurdle to achieve the target remains high.

Selling, general and administrative expenses rose by ¥547 million, from ¥7,420 million in the same period of the previous year to ¥7,967 million, nearly offsetting the increase in sales (¥556 million). As an external factor, persistently high personnel costs, energy costs, and food material prices are hitting the entire industry. In addition, interest expenses expanded from ¥35 million to ¥54 million year on year due to an increase in borrowings. Segment profit in the EB Business also plunged 66.8%, from ¥84 million to ¥28 million year on year, clearly reflecting a decline in profitability during the investment-preceding phase.

Construction in progress surged approximately 4.4-fold, from ¥255 million at the end of the previous fiscal year to ¥1,111 million, indicating that development of multiple facilities is proceeding simultaneously. Short-term borrowings also doubled, from ¥538 million to ¥1,192 million, while the overdraft limit expanded from ¥1,590 million to ¥2,990 million. The rise in financial leverage signifies a deepening of the investment phase, but since the timing of realizing gains from real estate liquidation remains uncertain, continuous monitoring of cash flow management and trends in interest-bearing debt is necessary.

Growth Strategy

Restaurant Business profitability enhancement and multi-site Estate Build-Up Business expansion into Awaji Island, Izumo, Ehime and other areas, realizing "Regeneration of Japan Starting from Food"

Continuing to secure properties in prime locations under favorable conditions, the company opened "LA & LE" in Minami-Aoyama (Omotesando Grid Tower) and "CAFFE ITALIANO LOCALE" in Sagamihara (Proud Tower Sagami Ono Cross) in March 2026. Requests for store openings from developers remain strong, and the company is building out its organizational structure while carefully selecting store locations.

KAMOME SLOW HOTEL POOL HOUSE (villas with saunas) opened on the Awaji Island Northwest Coast in April 2026. On the Awaji Island South Coast, the five-cottage hotel opened in April 2025 is operating steadily, and preparations are underway for a new hotel opening in the same area. The company aims to capture tourism and mid-to-long-term stay demand while generating monetization gains through enhanced real estate value.

At WINDY FARM ATMOSPHERE (Izumo City, Shimane Prefecture West Coast), the existing store at the "Izumo Korei Parking Area" was converted into a new free-admission park area featuring an 18-meter slider, zip line, and other attractions. Caffe & Pizza LOCALE was also opened, strengthening the site's function as a community interaction hub serving both daily use by local residents and demand from tourists.

Development preparations are underway for a stay-oriented tourism hub in the Mori and Miaki areas of Iyo City overlooking the Seto Inland Sea, integrating a restaurant, BBQ zone, glamping, standalone rental cottages, an RV park, and other facilities. The company is also working on menu and processed product development utilizing local agricultural and marine products, aiming for mid-to-long-term value creation.

As a new work style model in which employees are temporarily dispatched from stores in urban areas and areas with high seasonal fluctuation, the company has deployed winter-only limited-period stores at Furano Ski Resort, Kagura Ski Resort, Tsugaike Mountain Resort, and other locations. This initiative has already been implemented as an approach that balances flexible business operations with accommodating employees' lifestyles.
