Summary
- Whether this inventory is booked as deliveries from 2Q onward.
- Whether the margin decline in Life Services is temporary.
- How cost increases in the real estate leasing business within Real Estate evolve.
- How the Transportation and Hotels & Resorts segments perform after adverse weather.
At the recurring profit level, last year's large 2Q non-operating income and higher interest expense create a tough comparison. Net income was lifted by a negative income tax charge. We also need to assess whether its progress against plan can be taken at face value.
Key Points for Next Quarter
| Key Points & Focus | Implications |
|---|---|
Consolidated Profitability2Q cumulative operating income YoY and progress against full-year plan | 1Q operating income progress was 28.5% (our estimate), below 31.3% in the prior-year period. Exceeding the prior-year 2Q cumulative figure of ¥58,880M would raise confidence in the full-year +6.6% growth plan. |
Life ServicesRecovery in segment profit and margin | 1Q segment profit was ¥3,407M (-33.9%), the main driver of the consolidated profit decline. A narrower decline in 2Q cumulative would help show whether the margin erosion is temporary or persistent. |
Real EstateRevenue recognition of inventory for sale and segment profit growth | Real Estate led growth in 1Q, with operating revenue +15.5% and profit +13.2%. Upside to the full-year plan depends on whether ¥261,930M of land and buildings for sale is booked as deliveries from 2Q onward. |
Hotels & Resorts2Q segment profit, including the summer peak season | 1Q revenue rose (+2.8%), but profit fell to ¥3,331M (-13.8%). We will check whether revenue growth converts into profit growth in the peak 2Q. |
Non-Operating Items & Tax BurdenRecurring profit YoY, interest expense, breakdown of income taxes | Prior-year standalone 2Q non-operating income of ¥12,544M (our estimate) creates a tough comparison. The cause and persistence of 1Q income taxes of -¥2,807M will determine how to read net income progress of 40.3%. |
Key Issues from Previous Results (FY3/2027 1Q Results)
1Q operating revenue grew to ¥273,467M (+4.6%). However, operating income fell to ¥31,394M (-2.8%) and recurring profit to ¥33,369M (-6.2%), so the year started with lower profits. Net income rose to ¥36,260M (+43.4%) on a negative income tax charge, leaving the direction of each profit line mixed. The full-year plan is unchanged at +6.6% operating income growth and a -4.1% decline in recurring profit. 2Q is therefore positioned as the turning point toward a profit growth trajectory.
1. Recovery Path of Consolidated Operating Income Toward Full-Year Plan
- Prior Period: 1Q operating income was ¥31,394M (-2.8%), representing 28.5% progress against the full-year plan of ¥110,000M (our estimate).
- This Quarter's Check: Prior-year standalone 2Q operating income was ¥26,574M (our estimate). We will check whether 2Q cumulative exceeds the prior-year figure of ¥58,880M. Intersegment elimination adjustments swung from +¥9M in the prior year to -¥493M, and we want to track this in 2Q.
- Key Metrics: 2Q cumulative operating income YoY, progress rate against full-year plan, Transportation segment profit (1Q: ¥9,995M, +1.1%).
2. Margin Recovery in Life Services
- Prior Period: Operating revenue was ¥130,051M (+2.4%), while segment profit fell to ¥3,407M (-33.9%). Margin declined from 4.1% to 2.6% (our estimate).
- This Quarter's Check: The segment profit decline of -¥1,750M exceeded the consolidated operating income decline of -¥912M. We want to understand the nature of the decline and see it narrow in 2Q. Another focus is why intersegment revenue rose from ¥4,836M to ¥7,628M.
- Key Metrics: 2Q cumulative segment profit YoY, segment profit margin.
3. Timing of Sales Bookings in Real Estate
- Prior Period: Operating revenue was ¥72,651M (+15.5%) and segment profit ¥15,154M (+13.2%), the largest profit of any segment.
- This Quarter's Check: Land and buildings for sale rose from ¥215,504M at the prior fiscal year-end to ¥261,930M at 1Q-end. Contract liabilities also increased from ¥42,328M to ¥48,715M. We want to confirm whether the inventory reflects land acquisitions or completed properties, and when from 2Q onward it will be booked as deliveries.
- Key Metrics: 2Q cumulative Real Estate operating revenue and segment profit YoY, trend in land and buildings for sale balance.
4. Profitability of Hotels & Resorts in the Summer Peak Season
- Prior Period: Operating revenue was ¥34,977M (+2.8%) and segment profit ¥3,331M (-13.8%). Margin declined from 11.4% to 9.5% (our estimate).
- This Quarter's Check: We will check whether revenue growth turns into profit growth in 2Q, which includes the July–September peak season. The structural change at Hotel Izukyu, effective October 1, 2026, will affect P&L from 3Q onward and is not a 2Q item.
- Key Metrics: 2Q cumulative segment profit YoY, segment profit margin.
5. Impact of Non-Operating Items and Tax Burden on Net Income Progress
- Prior Period: Interest expense of ¥3,684M (+37.7%) weighed on results, and recurring profit fell -6.2%. However, income taxes were -¥2,807M (vs. ¥9,347M in the prior-year period), lifting net income +43.4%.
- This Quarter's Check: Prior-year standalone 2Q non-operating income was large at ¥12,544M (our estimate), which is likely to drag on 2Q cumulative recurring profit YoY. We will examine three points:
- The cause of the negative income tax charge.
- Its link to the decline in deferred tax liabilities (¥28,417M → ¥19,189M).
- Whether it persists from 2Q onward.
- Key Metrics: 2Q cumulative recurring profit YoY (prior-year period: ¥70,146M), interest expense, equity-method investment income (1Q: ¥5,337M), income taxes, net income progress against the full-year plan of ¥90,000M.
Key Timely Disclosures During the Period
- 2026/09/30Absorption-Type Split of Certain Businesses of Central Foods and Share Transfer – Portfolio restructuring within Life Services. The retail business and Yokohama plant will pass to Tokyu Store, and all remaining shares will be transferred. We need to confirm the effective date and the timing of deconsolidation to identify which quarter's P&L is affected.
- 2026/08/24Status and Completion of Share Buyback – Treasury shares rose to 60,598,679 at 1Q-end (54,920,992 at the prior fiscal year-end). The lower average share count during the period will support 2Q cumulative EPS.
Previous Quarter Results (FY3/2027 1Q Actual)
TOKYU CORPORATION operates four businesses along the Tokyu Line corridor and in Greater Shibuya: Transportation, Real Estate, Life Services, and Hotels & Resorts. It is an urban conglomerate built on the synergy between stable railway earnings and real estate development along its lines. In 1Q, higher revenue and profit in Real Estate and higher revenue in Transportation delivered consolidated revenue growth. However, lower profits in Life Services and Hotels & Resorts resulted in an operating income decline. The full-year plan is unchanged at operating revenue of ¥1,140,000M (+5.0%) and operating income of ¥110,000M (+6.6%).
